Nine Yards: giving rise to the Joburg we all want

by Media Xpose

A new chapter is unfolding at the corner of Jan Smuts Avenue and Chester Road. Nine Yards introduces a green town square designed to reshape everyday urban life in Rosebank and The Parks.

Built on land long associated with one of Johannesburg’s best-known nurseries, the precinct now spans nine surrounding properties. Opening in phases from early December 2025, with all tenants in place by March 2026, Nine Yards reflects a deliberate approach to city-making rather than a simple redevelopment.

Reimagining city life in Johannesburg

Nine Yards challenges familiar development models. Instead of offering a polished version of the expected, the precinct rethinks how people move, gather, and connect in the city.

The vision centres on openness, greenery, creativity, and neighbourly interaction. Daily rituals shape the experience. Coffee under trees. Yoga at sunrise. Art along walking paths. Fresh produce shopping. Shared meals beneath open skies.

A place shaped by heritage and care

The precinct balances private stewardship with the warmth of public space. Historic layers remain visible, while new structures introduce a forward-looking sensibility rooted in craft and restraint.

A 450-metre urban promenade winds through the site, designed by award-winning landscape artist Patrick Watson. The route draws inspiration from Johannesburg’s natural landscapes, creating a textured, garden-like journey through the city.

Architecture by Matthew Miller of Milarchi blends restored buildings with contemporary forms. The result feels confident, modern, and unmistakably local.

A slower pace, a stronger sense of belonging

As visitors move through Nine Yards, the environment encourages them to pause and be present.

You experience:
• Coffee moments beneath leafy canopies
• Contemporary art integrated into daily movement
• Small urban gardens designed for reflection
• Elegance without formality
• A sense of being recognised and welcomed

The layout softens pace and heightens awareness, offering relief from the surrounding city without retreating from it.

A curated mix of everyday creativity

More than 30 tenants shape the precinct. The mix spans restaurants, artisanal food, fashion, contemporary design, wellness, speciality retail, a gallery, fresh produce, and creative studios.

Each tenant forms part of a cohesive whole. Indoor and outdoor spaces flow naturally. Landscaped paths guide movement. Public areas shift rhythm from slow to lively across the day.

Every detail supports a lived-in city experience.

A shared vision for the city

“Nine Yards is built around a simple idea. Johannesburg deserves places that feel human, hopeful, and full of possibility,” says Timothy Sammons, CEO of Cadastral Capital.

“This is not more of the same. It reflects the Joburg people dream of. A modern sanctuary where heritage meets aspiration, and where every visit reinforces why people choose to live here.”

A new landmark for Johannesburg

Centrally located, easy to access, and offering ample parking, Nine Yards positions itself as a destination and a neighbourhood anchor. It feels familiar yet new. Rooted yet progressive.

Nine Yards presents a vision of Johannesburg shaped by care, creativity, and connection. A green town square designed for the city people want to live in.
